Comparable rental data was scattered across multiple listing sites, renovation advice was often generic, and there wasn't a practical way to compare one property against the local market.

So I began researching the market myself.

Over the past year, I've analyzed more than 900 Oakland rental listings, evaluating each across dozens of property characteristics to better understand what consistently differentiates higher-performing rentals from the rest of the market.

That research became the foundation for Get Rent Ready—a framework designed to help independent landlords make more informed investment decisions before spending money on improvements.
